I find it amusing, that of most of the Sellers are distressed and that promoters convince themselves they can cure the call on the note.  

I too ran into the same "promoter" and I am currently doing my due diligence and will let you guys know what I find out.  

Just research them and see why over half off the promoters went out the last downturn and tons of investors lost money.

I post this to help motivate newer investors and make them aware that buying properties super cheap and doubling their money very quickly is possible and likely (not for self promotion in any way).Locate a market, send out direct mail offers, choose the best ones that come back, contact buyers in the market to sell the properties before you execute the purchase.

I started a new job in April last doubling my income and just got promoted starting in January tripling it but it is commision.

In addition, they promote double closing which is illegal in Illinois and a bunch of other nonsense.

Attorneys release money they should not have.Knew of a promoter in Hawaii who got caught up in that and lost a bunch of dough for his investors.. of course he blamed it on others..

When the LLC promoters talk about asset protect, they usually set the scenario where your LLC is sued and your personally owned assets are shielded from exposure by the "asset protection" afforded by the LLC.What they don't tell you is that when you self manage your own properties, either as the manager of a single member LLC or as a sole proprietor, then nearly any lawsuit arising out of your rental activity will be over something that you did as the property manager/owner, or something you should have done but didn't.Since you personally manage the property, you are also personally liable for your actions.
