If you own all of these RV's I would be VERY hesitant renting to anyone weekly or monthly.  

I've been looking at properties such as these as well for my first investment, however, I am very hesitant to take on something with such high maintenance and vacancy rate.

Additionaly, there is some caulking that should be done in the apartment anyway, so I want to try to seal it up better regardless.I'm hesitant to bring in a professional at this point, but I'm not sure if my pre-disposition against that idea is correct or not.

My only hesitation is that, here in Michigan, I have to work under a broker for three years before I can be a broker myself (losing valuable investing time).

I'm glad I know what I know and wouldn't hesitate to use that stuff if it came up, but its more designed to bamboozle and sell books and tapes than really show you how to build a successful real estate business.
