I know some folks take a more guarded approach and I don't blame them.

There are plenty of successful ones outside of the theme park cooridor, but if that is where you are looking, they are typically...Guard gated, beautifully landscaped, have a clubhouse with lazy river, volleyball, tennis, multiple pools, game rooms, nail salons, restaurants/tiki bars, fitness centers, movie theaters and more.

In other words, all of the security systems of the world except for a armed guard would not have prevented their break-in due to their negligence leaving the house unlocked.

 Just a clarification, @Jeff Filali, REI Guard is not a great fit for house hacking as it is not a homeowners product. 

Let's say it's a large dog, a breed frequently used as a guard dog, in a neighborhood with many small children.In order to determine whether the animal poses a threat to the health and safety of others, can I not ask about the animal's training and temperament?

You might be caught off guard depending on the property floorplan if you switch out the carpet to laminate or vinyl plank and start getting noise complaints, just food for thought.  

If you are going to keep as a rental, check with State Farm, Foremost and REI Guard. 

Many don't agree with having an HOA, but in Orlando, that is vital to your success in order to get your guests all of those amenities in a guard gated community.
