I think that as Sam Josh said, we don’t really have a crystal ball but all we can do is be disciplined in continuing to find deals at a good price.

Be crystal clear as to why you are investing and continuing to build your portfolio.  

In your case you can create a crystal clear paper trail of the purpose of the funds and the use of the funds and the receivers of the funds. 

I know no one has a crystal ball and has the definitive answer, however does anyone have any idea or knowledge of how the historical market works and whether you think we are at the peak?

Make it  crystal clear that as a professional landlord you inforce your lease.These tenants are not off to a very good start.

I don't have a crystal ball about what will happen in Santa Clara county or SF.. or the peninsula but I do see it much like my original thoughts of Europe way back when in that homes would get passed down to the generations because the new generations are going to have a hard time buying in..
