I Southwest Florida is not possible to buy anything for $30K at least nothing listed on the MLS, my plan is to figure out how to buy outside Florida.

I won't invest in coastal area -the hurricane zone (TX to NC) nor in the American southwest due to potential future megadroughts. 

We are now interested in acquiring a STR in the Disney Corridor of Southwest Orlando .

I'm going to give my two cents here as somewhat of a newer investor in the southwest Florida area. 

I’m live southwest of Magnolia.

Cincinnati (OH), Memphis (TN), Philly (PA), Kansas City (MO), as well as the southwest (AZ, but NM specifically) are places that the numbers look great but our lack of area knowledge is making us hesitate.Open to suggestions of where to focus on and/or establish relationships and build teams in order to obtain properties that cash-flow (preferably with higher potential to appreciate obviously).Any outstanding realtors in the greater Seattle area that can find me a house-hackable multi-family property so I can stay local?

It is in a small town southwest of Cleveland, Ohio and I would live in the main property.  

There is always a balancing act here where you have to decide whether you want reduced cost of living in a Logan Square type of area, or if you want to chase cash flow a bit further west, south west, ec. 

This is approx 3 hours Southwest of Rochester in Iowa.

Reduce/eliminate those costs, and $2,000 goes long way in South West Missouri!
