Muncie is home to Ball State University and has strong economic roots in health care and manufacturing.

Not anymore, Detroits tech, banking, government, healthcare, hotel and hospitality sectors are also beginning to bloom.Let’s face it, no other market in the U.S. offers the same “bang for your buck.”

Here's my opinion: 1) SFHs: management intensive, lots of appreciation in good areas, more maintenance2) Duplexes, triplexes, 4plexes, and so on: same as above, but with some economies of scale.3) industrial: amazing cash flow, sometimes vacant for months, easy management.4) Apartment buildings: forced appreciation, economies of scale, and simple management if managed by a third party (which I recommend).5) Retail: I'd never do it unless it was leased to a grocery store, pharmacy, healthcare facility, etc.

What drives the economic engine in West Palm Beach, Healthcare, Polo, Vacation Rentals or is there something more?

I work full-time as a Director of a health care company, and and flipping homes was supposed to be a side hustle, but it has very quickly become somewhat of another full time job, but I wouldn't have it any way as I'm enjoying the ride thoroughly.  

-*I  don't have a reliable handyman or contractor.I'm currently working at home as a healthcare recruiter which has lots of advantages that has helped me get ahead.

I am curious to peoples opinions - does a states only metro - the financial, health care, and transportation hub (3rd busiest cargo airport nationally), have to only grow (barring a catastrophic event like nuclear war, etc.)?

In addition, if part of your decision to place insurance is because of a good personal relationship with a particular agent, that is an important non-price consideration.The disability letter is not limited to health care providers.
