It isn't impossible but as @Jimmy Lieu mentioned, there is a steep learning curve.Depending on your liquidity, out-of-state buy & hold rentals could be your best bet if NYC investing is out of the picture.

This reminds me of a police officer  pulling somebody over without reasonable cause and asking to search their vehicle and if the person does not consent, they’re saying you must have something to hide.

Every single new investor wants to say it was easier “back then” or “it’s too hard/impossible today” so they don’t have to start today.

.: RAD encourages investors to make them hard money loans (that are really unsecured) with a 20% interest rate because the "REIT is full" or there is "a waitlist" to get in on the opportunities. pretty tough if not impossible to  take on 20% long term debt on buy and hold / rent model.. its tough at 10% let alone double that ..

A good mix of LTR'S is a very good idea so that all your eggs aren't in the STR basket.I like tourist destinations where STR'S are heavily ingrained and almost impossible to ban or regulate out of existence.

Pay your vehicle loan, credit cards, etc because in 12 months all of the accounts you pay out of a business checking account will be omitted from your DTI in the future. 

So, your property must be secured with deterrents to hopefully stop this from happening - but, it's impossible to guarantee security.
