He will try to justify that joining his program will be your best option, unless you have an unlimited amount of money and time to spend doing the research and learning real estate investing on your own, but the reality is that it does not take much time nor money to learn what he teaches, and even more; it will basically take a dozen of some of the best real estate investing books on Amazon and the time to go through them, subscribing to good sites as this one,  and joining a couple of good REIAs in your area, without having to pay for such expensive and useless mentoring.

If you want to get the inquiries removed for you then there is a company they partner with to do that for you and that is an additional $1k - for unlimited inquiry removal for 1 year (also they will clean up anything else on your credit that you need within that year as well).

Other things in his LOI were that we grant another option, that we refund the security deposit, that we allow unlimited assignment without us granting consent, etc..I'll go with your option #1 above and simply decline his other proposed changes and see if we can preserve the Renewal concept at a new rate that bakes in his commission (and then some) - if he wants to earn that commission, let him go and sell the package to the tenant.
