Every time you toss the coin, the experiment starts over. 50/50 every time.Not because you send out 3000 mailers does it mean you WILL make 1 deal.If you have a motivated (enough) seller in your list, sure, perhaps... but who told you that if you send 1000 mailers there is one motivated seller, in the mix, and if you send 10,000 mailers you have 10 motivated sellers in that list?

Sometimes you will get a seller who comes back and declares they want off of the loan, or a nasty letter from an attorney saying that you ripped off their client, or a letter from the State Attorney General that you get to visit them in their office.

For your situation, it sounds like a seller financing purchase could be a good fit as well but this would also have limited options and the terms wouldnt likely be great.

I know if it were in the US I would explore a seller financed deal where we write a 15 year note for the property so that we essentially pay our cousins in monthly installments and take over control of the property.

There's currently a tenant in the house (who I presume caused the smoke damage), but the seller promises that this tenant will be gone before closing.
