We used the insurance company's preferred vendor for the smoke remediation… but we ‘made out like bandits’ on the painting / fixture replacement because they were wrote up  like $8,000 for the work and it probably took us 20 hours of work and $750 in materials to put things back together.  

Check smoke detectors and air filters on HVAC systems.  

As a company we can always do better at setting expectations, however risky situations for new investors are sometimes challenging to detect or avoid as a company.

Tenant B, the upstairs tenant, complained a couple of weeks ago that tenant A was smoking cannabis on the patio (it is explicitly against the rules of the house and is in the lease).

Loud parties after hours, smoke smells between units, roaches coming from the neighbors, and aggressive dogs. 

Same risk to the seller.yup agreed HML pof is dime a dozen.. and I understand wholesale transactions are mainly just smoke and mirrors.. 

We have a tenant that is smoking out of the window of a non smoking apartment and it is bothering other tenants.

For the average person/novice to understand, the smoking gun should be a simultaneous market sell-off and BTC selloff....
