I’ve also significantly reduced the number of expensive drinks out and generally have switched to just an iced tea at McDonalds for $1.51 if I’m craving a drink on the road.

I went into the course assuming I was paying $10k for a streamlined acquisitions process but what i got was two days of narcissistic self-aggrandizing guru garbage, a “mind map” that looks like it was thrown together, 34 “strategies” that can be found for free on BiggerPockets sprinkled with juuuuuust enough guru gimmick word vomit and hand waving to impress the eager and inexperienced, several of which were repulsive and absolutely predatory..Instructing students who get their offers turned down by a seller to walk out of the appointment, get in their car and blast out the property out to cash buyers anyway..

My expectation for cash flow from this property is $33,000 less than the inexperienced investor and with this knowledge I become more conservative in the amount I’m willing to take on for servicing debt.in smaller property deals the prices are being bid up too high by inexperienced investors not accounting for these expenditures when calculating expected cash flow.

Credit Union #2: I think the only reason to really consider this one (I don't think the slightly lower points makes that much of a difference) is if the above two options both passed on the deal, a possible reason for that would be (ahem, guess why I am saying what I'm about to say...) an inexperienced management team trying to justify this refinance based on only 6 months of financials (rather than say a 1-2+ year track record of success, or experience with other facilities, etc).
