Its just human nature and its up to the buyer to suss out if these are going to work for them..

The paragraph in my lease which voided it, which I truly believe to be absurd in my mind, is the following:The following is an email from the attorney after I questioned his logic. 

The lease price seems absurdly low.

If/when it comes up within tolerable levels for humans, it's on them now.3) If it comes up positive for dangerous mold: now you have a health hazard that would have gotten worse over time.

Unfortunately, human nature is such that if I do spend hours, days, months vetting a sponsor, and ultimately sign off on them, I will already be biased to accepting the next deal they offer, regardless of whether it is good or not.  

Philadelphia happens to be better positioned than most to absorb life science assets because of the local human capital but look at all of the developments stalled or failing to break ground in University City because the developers can't obtain tenant commitments.

Go to meetups, walk neighborhoods, visit properties, meet humans.
