Probably the most creative thing that we have done is made friends with an artist who has a studio in the French Quarter. 

The land has two structures on it I would like to use as rentals, a small 400 square foot pole barn that I would like to turn into a studio loft apartment and an 800 square foot cabin that some needs work before being able to rent.

I really enjoy the podcasts and have listened to probably about 25-30 of them, got my daughter into it too and she listens to audio on her IPhone as she is short on time with a 2 year old.

After framing out the access to the room from the kitchen, I added some dry wall and voila - my 4/3 is now a 3/2 with a STR studio.

I have done interior ivy walls, ice cream makers, fresh squeeze orange juice, and even converted an outdoor shed into a "Van Gough Art Studio" to give 1 house a leg up.

Fortunately, I work construction and listen to podcasts and audio books at work.

Studios are in the $700s.  

Attached studios are slightly higher.  

To get this property to cash-flow, I would need to convert the garage into a studio and then I could rent that out for $1,000-$1,200.

My property is a beachfront studio in the San Juan area.
