It's certainly ideal for both you and the lender to have 1 year leases, but I can't remember a time when the terms of the leases had an adverse impact on the loan.

Depending on the lease you used your document may have a transfer of ownership clause or something similar which requires your consent.If you do not have a personal guarantee or some sort of material change or adverse change provision, I am not sure what recourse you may have with the sale of the business operation.

If you search on these forums you'll find the term "adverse possession." 99%+ of the people who post on this topic have expressed opinions but do not gave any personal experience.

With that said, I am a somewhat debt adverse guy  (although you could not tell from my balance sheet) , but I am still voting for you to rehab that unit.

Call me crazy ,but I am trying to keep her at the house where she is familiar with her home,and have read moving her will have detrimental adverse effects on her life.

Might want to look into adverse possession laws in your state.  

But in the meantime the adversity has been tremendous..
