The views are breathtaking and many areas are some of the only roadways on the Pacific Ocean (beyond Big Sur CA) that you actually drive along the Coast and still attainable for almost any investor level or experience.

Depending on your current rent, I suspect you are likely to recoup your investment in saved rent pretty quickly which makes me think it’s going to end up as a great learning experience, even if the upside doesn’t pan out.Make sure you get clear divorce options for the partnership as living in a rundown trailer scrounging for money to fix it could end up rather stressful.

There's no agent covering the whole US Atlantic or Pacific coast.

Unless it is a federal pacific or similar panel, it likely does not need to be replaced.

If you must, get video because with video someone can slowly pan across and capture almost every surface.

I paid $6500 for a 2 ton with install but it also included disassembling a broken one, haul away and adding a drip pan.
