It certainly could be a red flag, but not necessarily.

I purchased a duplex in Saginaw from them in late 2023 and should have seen the red flags from the start.An early red flag was when my contact Katee was doing a video walk-through of the property that I ultimately purchased.

And if that's the situation with them...then it would be another immediate red flag for me (because I find these types of sponsors always have multiple things I can't stomach).Also there are other sponsors in their asset class that have better fees.

PreREO I believe was run by the same person who owns AHP (American Home Preservation) - which has a lot of chatter on BP that you can search. 

A quote with no cost breakdown can definitely be a red flag—it makes it harder to understand what you’re paying for and leaves room for unexpected costs to pop up.

Illinois finally took the step to make it very clear you need a license to sell or market real estate you do not have title ownership to. those hiding behind  ( hey i am just selling a contract) that does not fly when run up the regulator flag pole. 

Permitting in Cape Coral is part of the problem but when a company does not even try to contact you during the process it's a red flag.
