Most lenders don't have a whole lot of programs available to non owner occupants, so call the lender and ask about their options for you before moving forward.However, unless you are expecting some windfall of cash or an increase in income, I don't see how you will be able to start making regular payments if you can't do it now.

We lend our own money and don't sell our notes - that is why you will find our unique program nowhere else.

If not you can use a bank statement program if you have consistent deposits into your business checking account.  

My guess is that this is a bank/CU specific loan program. 

Otherwise, you could attend local meetups, join mentorship programs or work with investor-friendly agents.
