hello everyone, i am 22 and the past several years i solely invested in the stock market which i have grown to a portfolio of 275k but i have always listened and been learning about real estate. i am now wanting to pivot to diversify and get my first property. thing is im stuck and having a hard time trying to decide what to do.

I recently listened to a real estate rookie podcast in which the new investor was looking for a similar property and mailed out letters to specific properties in a specific neighborhood in order to find off market deals. 

You can take a million things for free on YouTube and here on BiggerPockets and listen to podcasts before spending money on something that won't get you anywhere quicker.

There's a lot to learn but its definitely doable :) I agree with the comments about Avery Carl's book as a starting place and would also listen to at least 50 hours of youtube and podcast content on the topic.Good luck! 

Now, Austin is now becoming California, but if you live here and are renting then you have better options as an owner occupant, than as a pure investor in Austin.If my Assumptions are fairly accurate, then listen up, if not disregard.Buying a new built house in Austin on limited funds, hoping to sell it in two years so that you can make a tax-free profit, is NOT A GOOD STRATEGY!
