This is very good for a passive investment, but 1) I question if these returns are attainable with the recent rate hikes 2) those returns were in one of the highest appreciation periods for RE.

More realistically, a range of price might be more attainable. 5-10% variation in price may not be uncommon even for the same property, depending on whether its stressed, season of year, seller situation, buyer situation, and tons of other factors.In that regard, all appraisal value are false.
