The next 15 years is your guess but IMHO likely to be less as we are peakish now and 15 years ago was a relative dip... could still be dandy.I view cash flow <--> capital appreciation; risk <--> reward; investment <-->speculation as spectrums not digital values, and any specific property lies somewhere on those spectrums.

@John Babcock we are doing retail flips in that market but at the other spectrum 200 to 500k retail prices for me personally I would no way risk funding a 30k all in flip.. unless its to someone like you or a very good TK company who has their buyers lined up.. holding on these for any length of time is RISK.. given break ins etc..

Also, age of housing stock and level of rehab performed will drive amount and variability of maintenance expense, and thus figure into operating risk.So, it would seem that you would want to minimize or avoid leverage on the lower end, and use it moderately on the mid to upper end of the rental spectrum.

It depends on who the buyer is...I've had buyers who don't care about anything I have to say...they just want to see the property and get my price.On the other end of the spectrum, I've done a wholesale deal where I held the buyer's hand to get an inspection, do a financial analysis, put together a scope of work, get contractor bids, and then help manage the project.
