I bet with the right motivation this would be a day project and you wouldn't have to worry about it anymore....

I'm pretty comfortable taking risk and I would never bet money I wasn't okay with losing, but I'm trying to discern what the least risky option is based off my resources. 

And we sprayed Zep and painted with and oil based primer to Water was running down the inside of the laundry room wall, so when we pulled off the old plaster to see the extent of the damage, the vertical column in the corner was powder.  

Id bet any buildings with 5 or more units where the property owner  is a person.. not a n llc... 

Standard paperwork you know and love, and one spreadsheet that has each property in a row and the particulars (loan balance, rent, 2nd mortgage(s), etc) in the columns.

Complete title report is the best bet or like Chris mentioned have the foreclosure lawyer share that info with you which so far I have no luck with in Nj.

My cousin is a midlevel manager for one of the larger institutional players and consults large big companies - he lost a beer to me in a bet as he did not believe it could be done!

For anyone still interested, your best bet here is to find property that's in walking distance or a short drive to the campus.

Your best bet for selling is definitely with it being listed in the local mls.  

I'd bet you'll be able to find some really good deals across the bridge over in Superior WI.
