You could get an appraisal report before closing to secure your position.You would want to be in a first-lien position to foreclose and get paid first.

But if you have properties you own you could use those as leverage and secure against those but no lender is going to give you basically an unsecured line which would attach if you win a foreclosure sale.

I dont know of any private lender (generally meaning someone personally lending their own money) who is going to roll the dice on you for nearly the same yields that they can get by just buying fixed income securities.
