How much time do you have for real estate without sacrificing things that are of greater value to you like time with family?

Or is there something I can figure to raise cash-flow without sacrificing the big cash-out refi?

So the chances of someone getting hurt bad go up a lot with those type of places versus a school where mainly kids are being taught a certain martial arts style and some parents take along with them.There are varying business models within the martial arts community so important as a landlord to research what type is interested in your space and why.Also important to know if the school owner has shown success with a bunch of other locations or is this a franchisee that is learning the business on the location they want to occupy with at your center?

I’d consider moving especially If you have job prospects in the new community, and I’d certainly recommend researching it well before considering moving there in terms of life style, outdoor activities, night life, schools if you have or may have children, travel accessibility (highways, airports) sports teams if this is important to you, etc.

You can have a 1 bedroom cabin in the same area as a $500 4 bedroom cabin and people aren’t sacrificing safety/area for it.  

I would advise that you have all contracts with your contractors and subs to state timelines as well as bonuses for finishing early (without sacrificing quality of course) and penalties (per diem) for finishing late.

To go with potentially another style loan would mean a massive (in the area im interested) 40k/70k down and its unfeasible in my current state.
