Hit up the A-grade suburbs and you've got more wiggle room as the price points are higher so the competition is lower.

@Puett Willcox if you're getting 5 doors with 20k down per door, what type of properties are they, and what grade are they?

There are a million things that could go wrong from a drywall screw penetrating a plumbing line to improper site grading, missing screens, doors/windows not opening correctly and on and on and on.

LVP is thin, even the higher grade stuff, so you need a level sub floor or it will be bubbly and not durable.  

All the plans are done and once grading and utilities are put in the city will approve the plans.

I would dare say 9/10 of them are renting on a month to month lease in C to B grade SFH's, duplex's, or triplexes.

Pretty much wherever you go will be a down grade.
