@Ann Covey depends on if you do simple assumption, where the loan stays in seller's name or if you are doing fill assumption and replacing the owner on the loan Note.If you do a simple assumption, how will you receive all the lender notices and access online account?

I do on the retail and development side,  Sad thing is MOST realtors and plenty on the lending side are not educated in the space.

I've been looking at some of the online lenders (Better, Figure, Rocket Mortgage, etc) and while they offer a decent product, perhaps there is a lender who is local to Indiana that would offer a HELOC with better terms? 

Also keep in mind the demographic and needs of the renter you're targeting in the area you buy...there's a big difference in getting a house rental ready vs retail ready.

I'd say the average person (maybe not investors on BiggerPockets) would get lost the moment you say, "You can find these loans yourself online...

Any online method i can ask tenant to use that can deposit the amount to my bank account which is free for tenants and safe method for me to use. i had issue with one of the check send by tenants (not a tenant fault)and i was about to fall into scam as i tried to deposit the check online but now want to stay away from Checks. venmo/zelle doesn't allow bigger amount transfer.
