My current process is:-Using a purchase and sale agreement contract I got from a real estate attorney I find the below info and fill it in-do a parcel lookup to find the property owners name, parcel # and legal description from the public deed-using zillow I contact the listing agent and ask for their MLS ID and Agent ID and then call the broker's company and get their MLD ID and state license and addressLooking for maybe some software that i'm not aware of that would simplify the process of all that data gathering.Thanks!

Specifically, if you are making an offer from another geographic area? 

My whole geographic region has about 7 towns in it that are pretty small so I tend to search through the MLS every day to get a feel for new listings, price reductions, and anything else that may occur.

You may find that terms such as 'motivated sellers' appears more frequently in listing descriptions.

I would encourage you to offer on EVERY property that is in your geographical area.  

@Steve Camp, we have used Resman and Realpage.From your description, it sounds like more of a process issue.Regardless of which PM/accounting software you use, it is just a tool that depends on the underlying business process.Either software should be able to use a standard or customized CoA (Chart of Accounts).How many units are you trying to manage?
