I'm saying that I would RATHER encourage loan mods by the banks than the government take over the loan or take over the property in whatever this bailout "plan" turns out to be.

I'm afraid it may encourage the second group to stop making payments and it may encourage future buyers to put down as little as possible.The plan may reduce the bleeding but won't heal the wound.

I may not stay a realtor, but I do intend to continue investing in RE, and would most definately use a RE agent.By the way, I have never met an agent who intentially encourages a seller to inflate their asking price.

I would encourage you to get a book titled, “How to Be Your Own Contractor,” as it will often take an entire book to give you a proper grounding on the subject.
