(which tbh really isn’t attainable in the current environment) All the smart investors I’ve spoken to are either halting buying and/or just accepting negative cash flow because they plan to be very long term holders of the asset they are buying. 

Homeownership is still attainable for most in Kansas City, even at today's high interest rates.

Secondly, it shows base level qualification in a certain field. 3.Attaining a degree requires you to show up (for class), complete work on time (assignments), prepare (study for tests) and retain knowledge.

Ideally with a positive cash flow , but overall certainly want to invest in single family homes that i can keep for the long haul to be able to slowly attain financial freedom 

Reading your story makes success for me seem so much more attainable.

This also has no effect on how you are attaining the money (through your equity line or through work).

UPDATE:Though I ended up backing out of the deal above (primarily due to my inexperience in having the proper proforma parameters and the question of whether the property could attain said rent...which made me basically have a nervous breakdown!)

I am a tenacious individual and have heard for many years I "can't" do something and frankly it becomes a challenge and all the more sweet when attained. 

So I keep looking and if sellers walk when I give a reasonable offer (based on attainable rents), then so be it.
