All I had to do was disconnect the icemaker line and install the shut off valve onto the existing line so that the Home Depot delivery crew could install the fridge seamlessly.

The way I heard it explained is that you take over the existing mortgage and then you can either rent it or transfer the mortgage to someone for free but the videos I’ve watched never say anything about giving the seller anything other than money down to lock it up.

All this means is that you take over the existing mortgage with the same lender but using your credit, income, and assets (the same way as you would obtaining a new mortgage).

The challenge that many borrowers run into when looking for larger equity lines with limits  of $250k+ is that they typically require full income verification (not always bank statement and DSCR exist) with lower DTI ratios (43-50%) however although the repayment scheduled is based off a simple interest only payment, (usually a 30 year amortization schedule with the initial draw period of 5-10 years) the qualifying rate is based off of the converted twenty year amortization schedule (240 equal installments) of the payback period.
