Not sure if your inferring my 30+ yrs knowledge and experience isn't enough or just telegraphing your supreme deficiency in powers of assumption. 

Purchase Money mortgages there is no deficiency judgement allowed by law.

On the last one, I do think there are technical deficiencies on the forum search overall, but as a poster, you should target the best topical forum for it and leave it at that.

There are many, many problems - some of them potentially very hurtful and harmful to the seller - when handled in incorrectly whether by lack of knowledge, lack of ethics, lack of money or other avoidable deficiencies.
