Oh, and that dog the chews up the door jams!

As much as I like pets myself, I know how cats can go around peeing on things to mark their territory,  and how bad that smells, and how dogs can chew or claw trim, and have accidents too, and what an odor pets create when they aren't well groomed.

Obviously that must be an exaggeration, but many of my friends are fighting them and I've heard a few stories of chewed up wires in vehicles because the rats are attracted to a certain type of wire sheathing that some auto manufacturers use.

cats and dogs can scratch and chew so a portion of the deposit is non refundable. 

Not saying all contractors aren't immune to putting dirty boots up on your pretty ottomans...just sayin' (I was married to a logger in a former life - don't get me started about chewing tobacco...). 

For instance if there is a broken/scratched/chewed molding, setup a time to have it repaired, replaced or fixed.

Her dog chewed the carpet up and the place was filthy.

Maybe a coloring book/crayons if they have kids, a chew toy if they have a dog, etc.  

HOWEVER, they repaired a patch in the carpet that is VERY noticeable because the carpet no longer matches (although the patch itself was done well), and almost all the doorframes have a "waffly" look on bottom because they painted over but didn't sand enough or replace moldings that were clawed/chewed.

Rats will not chew through tin foil.
