Hey mate,I'd advise against $50,000 houses unless you are full time on the ground.Turnkey houses for $50,000 tend to be in rougher parts.C or D class.High crime, lot's of volatility, boarded up homes, no upside from an appreciation standpoint, cars with no wheels lol and PM collects rents with a bullet proof vest and shot gun.Works well for some and the hustle is real.

There is a one car detached garage at the back of the property.I'm an absentee owner that rented this home out for 11 years with a management company and now I'm in the process of renovating it.When I'm done with the project in a few weeks, I would like to 1031 exchange it into another cash flow property possibly in Indianapolis IN, but I'm open to other active markets.

Mobile homes are like cars but they do not have a book value that you can determine like a car with Kelly or NADA. 

All these folks these days bragging on their Instagram and Facebook showing their nice houses their latest car constantly posting their vacations etc etc..

I do know that when I use Zillow it automatically gets posted in other real estate/rental sites so you aren't limited to your property only showing up in Zillow.

I want a template that will automatically give me all the equations and include both the purchase, a cashout refinance with a new mortgage balance and % along with recording all the rents and expenses. 

I'm mainly consider about dings/durability and the black showing everything similar to a black car LOL (smudges, fingerprints, dirt, etc).

This is much harder than painting a car , ( I use to do do some custom paint jobs in the 80's) .   

I've stopped doing any business in Oakland - had my car broken into twice which in the grand scheme is minor compared to being assaulted and held up at gunpoint.
