I'm wrapping up a remodel on my home (it's going on the market in the next week or 2 - decided to do the work myself and won't be doing that again) and it's consuming my every waking moment but after that let's set something up.

We’ve picked up so many of oceanpointe’s houses and seen the fraud first hand (mostly double leases where the tenant pays $500 and oceanpointe pays $650) but one we just sent an owner who had paid up front for a completely remodeled house a 51k rehab estimate.

It's for a property in Lafayette, IN, 3 bed 1 bath alot of new stuff remodeled just before selling.

I'm in the process of partnering with passive investors who have the funds but not the time to find the deals, remodel properties, and manage them.

I now avoid the $20k+ remodel this house needs to get it ready for sale/rent.He pays rent the next day. then he pays the next months rent on the 1st, no problems. 3rd month comes along and he does not pay, gives excuse after excuse making promises he cant keep on when he is making payment.

I let this guy move into one of my foreclosures in exchange for remodeling work (I know, mistake). 

I was remodeling the entire kitchen, insurance paid for a lot of that, and I knew that the droopy tile would make the kitchen look not as good as it should have. 

I am about to break ground on the remodel of my home and am building an ADU over my garage for the same property.My question is....is it worth spending the money to separate the utilities or just have one water, electric and gas meter?
