I listened to a lot of advice from people on BP and other investors to "acquire doors and cash flow" and I've been losing money on what was supposed to cash flow from my Class C Indianapolis rentals.

I think it's important that new investors who have been listening to podcasts from years ago reset their expectations as to what is possible.House hacking remains the single best way for a new investor to get started.

Also start listening to BiggerPockets podcasts pertaining to your situations.

I started seriously in Real Estate 10 years ago by listening to every single BP (and other related) podcast in existence. 

I've listened to Isabelle Guarino's stuff but am interested in any Chicago area information.

The adjusted returns will probably be better and you won’t have to listen to tenants.
