I’m curious to know what clicked for you to make that leap into the investment world.

I'm guessing an investor who could afford an $800K house wouldn't have trouble getting a loan, but maybe they would like being able to make a small or 0 downpayment. 

Since you can't control the sale price, you basically have a $4k cushion to your reno costs, or otherwise you lose money compared to the as-is scenario.

@Emma Whear I might suggest you talk to a local real estate attorney (or another owner of a similar property) to make sure you prepare yourself if/when the City's blind eye starts being able to see ;-)

I've never spent money on inspections/environmental before having the property under contract.

Therefore you have to rely on contract, if its a new build, make sure its in the Purchase Agreement.Why?
