It has now become common place for wholesalers to come in and offer 25 - 35 k over the asking price and then quickly turn around a double close where they get a +20k commission

Maybe a state's attorney that didn't have anything better to do might go after a wholesaler, particularly if a bunch of realtors got their shorts in a knot and pressed the state's attorney over their lost commissions going to unlicensed wholesalers, but that would more likely go into a licensing review board that would impose civil penalties.

I prefer that the seller does not go through the traditional process in order to save costs, fees and commissions and pass those savings on to me through a lower purchase price.
