I have one personally and I have found its better to rent the whole property vs. splitting it off and having a separate tenant with a separate lease.

But if AAR is important and someone is starting out. why syndication is better than real estate for the next 10 years?

Better to take the hard road sooner rather than later if you are serious. 

I would assume you are trying to go with Fannie Mae for a better rate? 

Regarding multifamily properties, there are larger ones available, but in my market, the ones in better neighborhoods aren’t for sale just yet.
