I've been away from real estate for 3 or 4 years since experiencing the roller coaster ride of a lifetime in real estate in Phoenix, Arizona, formerly (and hopefully again soon) a hotbed of real estate investment activity.I have over 30 years in real estate including brokerage, leasing, property management and ownership.

My neighbor had USAA and was finally able to get them to pay for a new roof three years after hail damage and two years after all of the surrounding houses had their roofs replaced.

the only people spouting off that wholesaling takes no money are the same people hoping you'll spend a few thousand with them to learn how to do it.Sure, you could go ride a bike around neighbors and eventually you might find a junker house you can get under contract, but while you're out wasting your time doing that, wholesaler throwing a few thousand a month into their marketing budget are banking some serious fees every month.Either route you choose of your two options posted above both sound feasible.

Perhaps I'll just send this and then if I get crickets in return, I'll pursue other legal channels or just let it ride for 10 years at the 8% interest and then renew it for another 10 years.

When I was a kid in the early 80's, I could ride my bike down the street without a car in the world.

It's kind of shocking to ride through what used to be some of the rougher parts of the city and see such a diversity of people living there now.

Writing a check and moving on ends the ride.
