So far I can think of:  - Using agency resources to get my RE license - Trying to make connections with agents who work with investors (as opposed to typical homebuyers)  - Learning the local market through osmosis/exposureAny ideas and/or insights would be well appreciated. 

Might find some potential buyers there.Mike Fitzgerald (just bought the old YMCA) might also be a good resource for you

We will use appraised market rents in both of those scenarios.Typical target closing timeline is four weeks from appraisal payment. 10-14 days for upfront processing and all third-party items to be returned like appraisal, title, and insurance; 10-14 days allocated for underwriting and closing. 

It's a hit or miss with some lenders but the best capital sources I work with has an amazing rep and provides us with guidelines/resources to get deals closed.

Also what is a good resource to learn more about tax deeds as it relates to local county or area or even the whole process.
