Also, be very careful in reading the language of the fine prints in the coverage and exceptions.I am in Florida and I know my policy does not cover the "repair" of pipe leaks but does cover damages caused by sudden and unexpected leaks.So if a leak happens underground below your slab, the cost to remove the tiles/carpet/wood flooring, breaking up the slab, tearing up the baseboard, excavating to the location of breakage, are all covered, then the actual repair, which might be a $300 simple job, NOT covered, then to lay down a bed of gravel, refill, compaction, termicide application, moisture barrier, repour concrete and reinforcement, new flooring, new baseboards, painting etc...are again covered.

I just think honesty reinforces the fact that you pull no punches and that you didn't just pull a price out of the air, you have a formula and  love has no place in the formula only facts and numbers.

Compiling and reviewing it each month helps reinforce this discipline, makes you think about legacy assets in your portfolio (regardless of asset class) and how they are performing and reminds you of the big picture.I have two colleagues that we share our statements among one another and it's both to get an outside perspective on mix, diversification, tax efficiency...whatever we see where we can help and it's also forced accountability...if we have to share the thing each month, we are trying to find ways to improve it.
