Seller will put 20K down on a place me and my partner will purchase and owner finance him the other 25K for 5 years netting us another small paycheck and some recurring income.My point in all this is this is a real life example of where owner inherited property with a mortage and balloon payment past due and had no means of paying the balloon payment, keeping up the payments, taxes, maintenance etc and they needed to sell immediately in as-is condition and needed help to find another place to live.

We also like to sit down with the current manager and go through everything related to how they are running the park (collecting rent, problem tenants, sales of homes, marketing efforts, recurring maintenance items, problem areas in the park infrastructure, etc)The compliance portion of our DD includes everything related to city, county, and state compliance to continue to run the property as a park.

Create a calendar with the recurring maintenance items (such as changing the lock batteries) that will remind you when things are due, so you can follow up with your team to make sure they happen.The lock I use is a RemoteLock 5i - it's a bit more expensive up-front to purchase, but it's a wifi lock and not only can you change the codes and trigger lock/unlock remotely, it'll provide you with battery life status AND you can set up check-in/lock instructions to be automatically emailed to your guests!

Your initial comment suggested that the out of pocket expense would be too great... but after reading some of your own replies: its seems that the costs is only $3k ..... hmmmmm do the refi- cash out: and pay the 3k (and figure out how to make 3k else where to off set it... ) : seems to be the easiest way... ask your lender to give you $1,000 for doing it for you.and then ask for another $1500 from your realtor - that will help you get the next home: or if the next home is $50k (as an example) : offer $53k with 3k coming back to you for non-recurring and recurrent closing costs.... and there you have it: you did not lose any money.... 3k is nothing... if you can get a new home that will cash flow: think about dollars not pennies....

They also will be on some kind of time bound contract so it will be a recurring expense as well.Non-targeted marketing isn't necessarily bad since that would be all signage, but things like bandit signs are cheap.
