Based on the description, can anyone give me an indication of the severity of these repairs and how much it might cost to fix?

For example, I bet some of the listings you are seeing only have one picture (or blurry, rough pictures), or list in the description previous rental rates that are lower than what you'd get with a little grit and patience.

The description specifies 5 acres but it is not the case on the plat of survey, even with dimension details.

All of the rental agreement examples I've looked at default to a yearly one, with a "pay on the 1'st of the month" kind of description.
