Its a great strategy you just need to know your ARV when your done with the rehab so there is enough fat in the deal to pull your money out or at least only have a small portion in that you can recoup (ROI or CoC) in the first year.

We have to be careful (and i’m guilty of this a lot) not to make a deal sound good in our heads by “trimming the fat” so to speak.

You won't be able to find the cash flow like you can in the Southeast.

I read 'The Section 8 Bible' and it has a lot of strategies to hack this process, which you can sum up as eliminating everything that is not needed to pass an inspection before a tenant breaks it, which can in turn cost you money and to fail an inspection. 

I am trying to read and watch all the videos I can in my spare time.

I replace them when I can in upstairs units because when full of water and a human they weigh 6-700 pounds and sag the floor joists and droop a ceiling below
