Its a great strategy you just need to know your ARV when your done with the rehab so there is enough fat in the deal to pull your money out or at least only have a small portion in that you can recoup (ROI or CoC) in the first year.

I read 'The Section 8 Bible' and it has a lot of strategies to hack this process, which you can sum up as eliminating everything that is not needed to pass an inspection before a tenant breaks it, which can in turn cost you money and to fail an inspection.
