@Matt D...while 90% is attainable in the Jumbo space, you can do low doc at 80% on owner occupied (no income, no employment, no DTI).  

Sounds like he has a great set up to be able to attain both in this scenario.

I would highly recommend getting a plan of action together and setting attainable goals.
