Thanks in advance for anyone who reads and provides feedbackWill shorty have 40 units under management next month and believe its time to move on to some real software. 

I personally think anyone with fewer than 20 units is wasting money by paying for software when a spreadsheet would do just fine.I recently tested TenantCloud (free for up to 75 units) and it has some really great features for a beginning Landlord, to include online marketing.

However, included with the $50/mo is use of either CINC or Kunversion CRM, Lead management, and marketing software.   

This seems to be what my HR Block software says.

Examples:January electric bill would be named "2018-01-25 - Shocking Electric - 123 Sample Street - OWNER" (because it's an owner bill, not a tenant)Lease for Jack Squat: "2016-02-01 - Lease Agreement - 123 Sample Street - Jack Squat"I follow this basic pattern for managing over 300 rentals and it works very well.Another great tool is to use a scanner with OCR software.

@Tina Chen @Karl Haase you don't need any outside software for this.

I would like to know what self storage software is recommended and any other general advice starting out in this new venture.  

I'm wondering what property management softwares people are using, what they like about the software and what they wish it could do better?

If you use Rent Manager, Paylease also has a meter reading service that integrates into your Rent Manager software.

I also have rental homes and tried numerous different softwares to try and handle both and never found anything remotely adequate to do both.
