Recently I've decided to pull the trigger and commit.

As most of you know, FHA loans come with a 3yr commitment where the owner cannot own any other real estate. 

In return for the commitment and remarkable hustle I'm willing to put in, I expect to become a whale in this industry.

All my tenants are on M2M from day one.Landlords are turning their investment property over to total strangers that have no inherent commitment to their landlord regardless of a lease.

I also appreciate that it's not "early" in the cycle so I want to be measured in my commitments.

That's not to say I couldn't try to do something closer to me (in Massachusetts), but I don't have a lot of time to commit to the investment. 

They may take your offer anyway without the clause, and are just hesitant to commit.
