Looking to build a mixed use STR In Bluffton or remodel in Hilton Head. Which market is better?  I need a location attractive to Bluffton residents as it will be used for a personal service biz weekday, STR weekends. 

If it were mine, I would do all of the following before shelling out money for a secondary system.Check ther attic insulation.Consider installing UV heat repelant tint (it has a service life) on all sun side windows.Have a thermo scan done of the exterior and interior to see where heat problems occur.Have the AC system check by a tech for proper amount of coolant, and to see if its too big or too small.Vent the cooking hood outdoors (if it's legal to do so).Install ceiling fans in the hallway upstairs and in the bedrooms.Have tech make sure the draw air system is sized (and positioned) correctly for each floor.Make sure the thermostat is not a (NASA Project of complication designed to micro manage the temp), and that it is working correctly.Some Techs are much better than others....Good Luck!

Given the area, the highest demand is traveling RNd, temp IT folks & upper level/grad students at Wake Forest Univ [3 miles away].

While the smart thermostat indicates the temp is reaching around 65/69 degrees, the tenants placed a couple other temp gauges around, which are showing temps in the low 60, upper 50s, and now that the outside temp is going consistently negative (remember, MN), showed one overnight reading of lower 50s.

If climate change is even real they are talking about and increase of a few degree C.  1)  Your house is not going to melt.  2)  Warmer temps will result in more evaporation and more rainfall.  

Throw each of them a sixty-buck credit on this month's electricity while they wait two weeks at freezing temps for the estimates to come in.

We're expecting the finalized regs on Sec 199A any day now....although the shut-down has added a little uncertainty.No update at the moment as we're still (at this exact moment) working with the same temp regs we've had for the past 5 months...In it's most simple, distilled form, IRC Sec 199A and the related temp regs allow a 20% deduction (subject to various limitations) for a rental real estate property that rises to the level of a 'trade or business'.What defines a 'trade or business'?
