Rather than doing the messy and costly removal, they hire a normal contractor to skim coat the ceiling, I believe with normal drywall mud to achieve a smooth surface ceiling.

It has been smooth sailing since then.

Let me know how smooth did the section 8 inspection go, did you try not getting section 8 first?

Here  in NC that goes through small claims court and they are fairly cut and dry so they are pretty smooth once you get in front of the judge. 

That's not to say that it all went smoothly or that we loved, loved, loved everything done.

I believe that both arguments are correct...the prior return on investment was excellent and the current return on equity challenges us to decide how to best deploy that current capital (or have a very long-term hold plan to smooth peaks and valleys).

You stated this is your first time, I would strongly suggest legal counsel.This will be learning experience, no matter if goes smoothly.
