Your takes on property management on BP are some of the finest I've read--wise, clear, efficient, professional, timeless--and thus excellent guidance for investors at every stage.On this issue however, I believe MTR is a long-standing, if unnamed, niche within LTR.

They're a good option if you need quick funding and have a property with significant equity.In my experience, private loans work best when you need flexibility and have a good relationship with the lender.

The point being is that a lender that gouges a client is either getting their capital at a higher cost or they view the lender and borrower relationship as transactional and don’t see the lifetime value of the relationship, in my opinion.

Unless I think I can time the market, I am going to keep deploying my cash in something better than that.I am also bearish on treasuries, which I think will generally see yields rise (and values decline) on anything with longer maturities (yield curve normalization and long term downward pressure on the ratings/"safety" of US gov't debt).All excellent points- I agree with you on assumable mortgages, but I think the challenge is that most of those are owner occupy and the banks typically won't allow them to be assumed by investors.
