I know you might not be able to post the address worrying someone else might find or get the deal but without the details, it will be pretty hard. 

I would much rather buy at 115 than 160 everything else being equal. 

As far as the job goes, if your working and making money, and don't have any financial burdens, just keep plugging away and saving money until you find something else.

Then there are calls about all sorts of minor stuff - and just odd behavior, like calling the gas company at midnight because they thought they smelled rotten eggs….. getting our gas shut off for a day, bringing over questionable house guests, bringing over a small dog and housing it without asking, and just overall kind of being a mess.

Since we all have had a long history of listening to the excuses some tenants use because they used their rent money for something else and got caught, this is not a new scenario. 

I'd say things have definitely changed @Michael Quarles...some things for the good and some for the bad...like anything else!

Because buying a one-off in those areas and then paying property management is going to cut or kill your profits.If you are doing OOS, you should focus on more turnkey or rent-ready over value add because as a new investor, you are going to lose money on the remote rehab.With a prior bankruptcy, an FHA loan, and 50k from someone else or inheritance, I would think a little more solid about how you want to invest.
